The total of securities that cost the tenant money (cash deposit, bank guarantee, etc.) may not exceed the lower of: three months' rent, or one-third of the total rent for the whole lease.

A habitable apartment and the disclosure duty
The landlord must deliver an apartment fit for residential use and matching what was agreed. A blanket exemption clause does not protect a landlord who knew, or should have known, of a defect.

Who owes the broker fee
A broker is not entitled to a fee unless the client signed a written order containing the regulation-required details (names, IDs, the property, the transaction type, the fee). No signed written order means no broker fee.

A fair lease — the defaults that protect the tenant
A residential lease must contain the material details the law requires: the apartment address; the parties' names, ID numbers and addresses; a description of the apartment, its contents and the common property; the lease term, renewal options and termination conditions; the rent amount, timing and method of payment; any ancillary payments the tenant bears; and defects or disturbances in the apartment known to the landlord at signing.

Landlord entry to the apartment
The tenant must allow the landlord, at any reasonable time, to inspect the apartment and carry out repairs — provided the landlord gives reasonable advance notice and minimises disruption. The statute says 'reasonable', not a fixed number of hours.

Changing the rent mid-lease
The rent and payment schedule are set at signing. The rent changes only if your contract provides for it — there is no unilateral mid-term increase by the landlord without agreement.

Advance notice to end the lease
Where the lease has a termination clause, the commonly-cited default is 90 days' advance notice by the landlord and 60 days by the tenant. If unsure, give the notice your contract requires.

Return of the deposit at the end of the lease
The landlord must return the security (or its balance after any lawful realisation) within 60 days of the later of: the date the apartment was returned, or the date the tenant's debts were settled. Any interest accrued is also returned.

Small claims — enforcing the return
A small claim is filed in the court covering where the defendant (the landlord) lives or runs their business, or where the act giving rise to the claim occurred — the rented apartment, usually the same city.
