Less tempting: signing because "everyone wants this place," without knowing what listings are actually asking, or what that price leaves out. The number in the ad is what's being asked; what you actually pay after negotiation, arnona and va'ad is a different story.

₪7,275 in the ad sounds like the answer. Usually it's just the start.
- •Arnona (municipal tax): usually on the renter; check the charge and eligibility discounts on the municipality's site.
- •Building committee (va'ad bayit): sometimes included in the ad, usually not; ask the amount and what it covers.
- •Utilities: electricity, water, gas, internet (in older buildings this adds up fast).
- •Parking: rarely in the ad; a resident-zone permit is its own separate matter.
- •Agent fee: when the listing is through an agent, common market practice is a fee on the order of about one month's rent (sometimes + VAT; varies by deal and negotiation, no fixed legal number). Check the written order and the contract for whether you owe it, and to whom.
Viewing checklist for Florentin
A viewing gives you about fifteen minutes. The neighborhood looks great in photos; the street tells you more in the evening.
- •Noise: open the living-room and bedroom windows; a weekday noon isn't Friday night near the bars.
- •Damp and mold: ceiling corners, behind furniture, under the window, and the smell too.
- •Safe room or shelter: is there a mamad? If not, where's the shelter and how do you reach it. A checklist item, not a DirBalak safety score.
- •AC and shutters: in every room? Who fixes them in August?
- •Elevator, floor and entrance: many buildings have no elevator; matters for a bike or a stroller too.
- •Water and plumbing: pressure and hot water, especially on upper floors.
- •TAMA and nearby renovation: scaffolding, contractor signs; ask about planned works.
- •What's included in writing: furniture, boiler, washing machine, storage. What's not in the contract doesn't count.
Red flags
Patterns only. No named landlords or agents.
- •A price well below the neighborhood with no clear reason: sometimes bait, sometimes a hidden problem.
- •Pressure to sign "today" and send money before a contract, or before the landlord is identified.
- •Payment only to a private account that doesn't match the landlord's name in the contract, or a deposit before signing.
- •Refusing to show ID or a power of attorney when whoever meets you isn't the owner.
- •A "priority fee" to the outgoing tenant to "get you" to the landlord: a pressure pattern, not a requirement.
- •A contract that only shows up after the money, or extreme deposit/exit clauses with no time to read them.
- •If it feels more like a race against the clock than checking an apartment: stop. Another flat will turn up tomorrow; money sent to the wrong account doesn't always come back.
